Holmes Approved Homes
Your decision to build a home may be one of the biggest decisions of your life. So when it comes down to selecting a company to assist you, how do you choose? What makes the difference between one builder and another?
The difference is in the peace of mind Greenboro Homes can provide. We understand that your new home isn't just some product - it's the end result of a commitment to exceptional service and a passion for designing the inspiring, livable spaces that become central to our client's lives. No two homes are ever truly the same, with each new build being subject to its own particular characteristics and engineering challenges. And in much the same way, we understand that each one of our customers comes to the table with their own unique set of needs that they're looking to satisfy.
It's this awareness that allows us to establish the teams, processes, and services that make an otherwise complex process an easy one. After all, when you can make the biggest decision in someone's life one of the simplest, you allow them to focus on the things that really matter.
During the construction of your home, we will collaborate with you during the following key stages:
1. Plan Review Orientation
You and your Area Manager will verify each of the requested changes against the drawn features on the blueprints to ensure that nothing has been overlooked.
2. Home Gallery Appointment
At your Home Gallery Appointment, you will meet with one of our experienced Interior Design Consultants to complete all of your interior finishing selections.
3. Pre-Drywall Orientation
Reviewing every detail of the home as it has been built against your blueprints, you will address any areas of concern with the on-site team in order to ensure all issues are resolved before moving forward.
4. Quality Assurance Inspection
Prior to your Possession Date, you will walk through your new home room by room with your designated Site Supervisor and Area Manager in order to conduct a final quality-control check.
5. Possession Orientation
On your Possession Date, you will meet with your designated Site Supervisor and Area Manager and be introduced to your Service Representative.
6. 2 Week Follow-Up
Our Warranty Department will call to ensure you are settling into your home and to review what you can expect during your home's warranty period.
7. 2 Month Follow-Up
As part of our ongoing commitment to customer satisfaction our Warranty Department will contact you to discuss your 60 day service schedule.
8. 11 Month Follow-Up
As we approach the one-year mark from your date of possession, we will again follow up with you to handle any required warranty work, discuss any issues you may have experienced or answer any general questions you may have.
Customer Bill of Rights
Greenboro Homes is dedicated to building homes and relationships for life. As part of that commitment, Greenboro has adopted a "Customer Bill of Rights" to clearly explain what you can count on in your relationship with Greenboro Homes
1. THE RIGHT TO FAIR AND HONEST BUSINESS PRACTICES
Greenboro will always honour any written agreement. If work called for on a contract is omitted, Greenboro will retrofit the correction or pay fair market value for the omitted item. If an error is discovered in the mathematical calculations on our contract and it is to the customer's detriment, the correction in your favour will be made.
2. THE RIGHT TO AN UNDERSTANDABLE BUYING, BUILDING, AND WARRANTY PROCESS
Greenboro Homes will outline for you upon purchase what steps you and Greenboro must take for the buying and building process to move forward in a timely manner. During the building process, Greenboro Homes will update you weekly on the progress of construction and any concerns or need for decisions on your part. At the Pre-Possession Orientation, the Warranty Service Process will be reviewed, and after possession Greenboro’s Warranty Service Team will make regularly scheduled points of contact with you to assure the Greenboro Homes Limited Warranty is properly administered for you.
3. THE RIGHT TO EXPECT QUALITY IN PRODUCT AND SERVICE
Greenboro Homes will build your home by always doing what is right for the home. If disputes arise, we will always defer to doing what is right for the home and never let personalities influence that judgment. The Greenboro Homes Limited Warranty will establish the measure of tolerance. Greenboro will provide Professional Grade Service to you in the Sales, Construction, and Warranty process. Greenboro will follow up with you on any recognized issue until you are able to confirm its completion.
4. THE RIGHT TO BE TREATED AS A PERSON
In these hectic times when customers tend to be turned into numbers rather than individuals, it is easy for you to be lost in the daily routine of doing business. We at Greenboro Homes will build our relationship with you, the person, by always asking ourselves how we as individuals would want to be treated in the same situation and then act accordingly. THE RIGHT TO BE HEARD Greenboro Homes will respectfully listen to any suggestions you make and analyze that input to its benefit in our constant commitment to improve our products and services.
5. THE RIGHT TO PERSONAL ENJOYMENT OF YOUR PROPERTY
After you take possession of your home, Greenboro will take steps to ensure a minimal level of disturbance to your enjoyment of your property. This may include oversight of surrounding Greenboro construction activities with your home in mind, attempting to have all work complete on your home prior to possession (weather permitting), and scheduling post possession work on your home on work days that allow as many items to be completed at one appointment as is possible.
6. THE RIGHT TO BE SAFE
Greenboro Homes will respect your need for safety by limiting access to the construction site to pre-planned accompanied visits. Greenboro will eliminate as timely as possible any situation that might create danger to you in your occupied home.
7. THE RIGHT TO PRIVACY AND CONFIDENTIALITY
Greenboro Homes will keep the sensitive information you must provide in order to make a purchase confidential. We will respect your need for privacy in your home after possession.

And in the rare event your home does not sell on time, we will buy your home for the guaranteed sale price we agreed on.
*Client may choose to take part in either the Reduced Listing incentive or Guaranteed Purchase Program with their new home purchase. The two programs cannot both be selected. Client's selection must be noted on an appropriate addendum clarification.
Holmes Approved Homes
With a commitment to providing you the very best in quality and craftsmanship, Todays Homes has partnered with Canada's Most Trusted Contractor, Mike Holmes, in order to launch the ambitious Holmes Approved Homes program. This new program was created to provide Todays customers with the opportunity to own a quality, sustainable home that reflects their personal design sensibilities.
A Holmes Approved Todays home saves you money from the day you move in. From industry leading features like the extensive use of BluWood products in the framing of the home, to heath-minded inclusions like the use of MERV 13 HVAC systems, our Holmes Approved Home ensures you are getting a better built house for today and tomorrow.

Holmes Approved Homes use professional grade foundation wrap, which covers the foundation of the home like a protective blanket, preventing moisture from coming into contact with the concrete. This provides durable, lasting protection against basement flooding.
The ceramic and stone tile areas in Holmes Approved Homes are supported by Schluter Ditra Underlayment. It bonds to the structure to increase load support and preserve the integrity of the tile assembly, while creating a tight water resistant barrier and preventing against cracks.
From the frame up to the roof sheeting, Holmes Approved Homes use BluWood. BluWood’s revolutionary two-part treatment process maximizes the durability of the wood used in the structure of your home, making it resilient to mould, moisture, rot, and termites. It’s non-toxic, environmentally friendly and warranty protected for life.
Your home's skin protects you and your family from the elements. Whether your home is stucco-sided or finished in Hardie Board, it has to take on the brunt of nature’s fury. DuRock’s PUCCS exterior insulation finishing systems (EFIS) add additional thermal protection to stucco installations and provide channels for essential water drainage, and Cor-A-Vent rain screen systems used in conjunction with Hardie Board installations allow the structural components of your home to breath in the event that water penetration occurs. Combined with a SRP AirOutShield breathable membrane underneath each system, your family can feel secure in the integrity of your home.
Warmer floors. Reduced drafts. Structural reinforcement. Sound proofing, moisture proofing and fire proofing. These are just a few of the reasons Holmes Approved Homes use Walltite Eco and Roxul ComfortBatt insulation products. They also work to improve the energy performance of your home, reducing greenhouse gas emissions and saving you money on heating costs and energy bills.
Hot water tank technology has not seen the same sort of efficiency leaps modern high-efficiency furnaces have benefitted from. While on-demand systems bring certain key advantages, they must work significantly harder to heat Calgary’s notoriously cold groundwater, reducing the rate at which they can output hot water. Combining traditional water tanks with a heat recycling system like Watercycle’s drain waste heat exchanger can boost the overall efficiency of your water system, recovering up to 37% of the heat energy otherwise lost down the drain.
Better Air Quality
With modern homes being built tighter than ever, the quality of your indoor air becomes an increasingly important aspect of your family’s health. MERV-13 whole-house air filter systems like the TrueCLEAN Enhanced Air Cleaner from Honeywell deactivates 99% of the particles from the air entering your home, including airborne dust, pollen, smoke, mold spores, and other bacteria. Plus, superior filtration of the incoming air can save you money by keeping your heating and cooling equipment clean, improving efficiency and extending service life.
Holmes Approved Homes are inspected eight individual times during the building process:
Four of these inspections are Mike Holmes Inspections field reviews, consisting of an on-site visit by a fully trained and certified Mike Holmes Inspector. This provides a valuable third-party review to protect the homebuyer, ensuring construction to above industry standards as well as use of the highest quality “green” products.
The additional four inspections consist of hi-res photo documentation, conducted by MultiVista Construction Documentation. This documentation provides a thorough, transparent record of the quality that exists behind the walls when builders take pride in their work and use their expertise to build homes to exceed industry standards.
The Home Gallery offers an expansive collection of design inspirations that will enhance every room of your new home. Whether you seek to express yourself through colours and textures, select a host of energy efficient features, or simply equip your home with a tasteful combination of features that will allow you to live comfortably – the Home Gallery has exactly what you are looking for.
The Home Gallery makes discovering and selecting home features and accents a pleasure. Replica kitchens and an expansive variety of finishing materials help you envision how the choices you make with your Interior Design Consultant would look in your new home. From flooring to lighting, from countertops to shower doors, the Home Gallery makes it easy to compare options and personalize your new home.
As part of the experience, you will receive a professional design consultation that will provide you with the expert advice you need to ensure your satisfaction with the selections you make. We do, however, recommend browsing our Home Gallery selections prior to your appointment – this will help to ensure your time with your Interior Design Consultant is used most effectively.
